One final concrete pour will cap off Landmark 7’s parkade on October 22, 2020, marking a major milestone in the Landmark District’s newest addition.

All seven levels of parking are integrated within the 23-story class A office tower, making it both the largest parkade and office tower between Vancouver and Calgary.

Located in midtown Kelowna, BC, the Landmark District is the region’s most important employment centre, with over 200 businesses employing approximately 3,500 employees between what is currently six towers in the Live, Work and Play community.

Expected to be completed in spring 2022, the latest addition to the Stober Group portfolio will offer 225,000 square feet of innovative commercial space with a broad range of amenities, including restaurants, a spectacular fitness facility and a seventh floor conference center with sweeping views of the city, making it ideal for community and corporate events.

With current vacancy rates less than 1% in the Landmark District, Landmark 7 will address the demand for class A office space in Kelowna.

Businesses continue to relocate to Kelowna and existing companies in the Landmark District continue to grow. The Stober Group anticipates this trend will accelerate as COVID-19 has both employees and companies seeking locations with open spaces and healthy living.

“While there is likely to be some pull-back in overall office demand as more people work from home, leading technology companies are trying to figure out not so much what they should do with their offices, but how their offices can help them find and keep talent. We believe Kelowna is the kind of community that can attract leading companies,” said Dave McAnerney, the chief operating officer of Stober Group.

Two notable examples of this trend include Rogers Communications, which recently created 350 new jobs by opening a customer solution centre in the Landmark District, and QHR Technologies, which has grown to over 400 employees in their Landmark 5 offices.

The key to growth within the Landmark District has been the success of existing tenants and the Stober Group’s ability to support the expansion needs of their tenants.

“In addition to leasing, we offer design and build out services for our tenants’ space,” said Scott Wandler, the leasing director of Stober Group. “We make it easy for our tenants so they can focus on their business.”

Kelowna and the Landmark District offer much of what leading companies demand as they expand their operational footprint, including a local talent pool and the ability to attract talent from elsewhere. Located just minutes from the urban pulse of the district are leading educational centres, UBC Okanagan and Okanagan College, as well as one of the busiest international airports in Canada, connecting businesses and their employees across all major North American cities.

“Employees are no longer interested in living in the suburbs of major urban centers,” said Dallas Gray, the commercial leasing and marketing agent of Stober Group. “They want excitement and a great quality of life, which Kelowna and the Okanagan Valley delivers.”

Kelowna’s four-season playground offers the quintessential work-life balance that employees seek, while approximately 200 wineries throughout the Okanagan Valley serve up local flavours to pair with endless adventure all year long.

With room to grow and an already highly diverse tenant base that includes leading technology, professional services and development companies, the future of the Landmark District is bright as businesses continue to be drawn to the Live, Work and Play community of Kelowna.
